Does asbestos always need removing?
No. Material in good condition may be safer when identified, sealed and managed. Removal may be necessary where it is damaged, likely to be disturbed or cannot be safely managed. A visual guess cannot confirm asbestos.
Where might it be found?
Buildings constructed or refurbished before 2000 may contain asbestos in textured coatings, boards, insulation, floor tiles, cement products and other materials. Only appropriate analysis can confirm the material.
What must a landlord consider?
Landlords must keep homes fit and free from actionable hazards. The statutory asbestos duty to manage expressly covers common parts of multi-occupancy domestic buildings, while repair works inside homes must also be planned to prevent exposure.
What evidence is safe?
Keep survey results, contractor records, photographs taken without contact, repair notifications and details of work that disturbed material. Never take your own physical sample.
Can compensation be claimed?
